Terrace slab
Rain ponds at a low point because the slab was never laid to a fall. Standing water finds the weakest 2% of the surface and stays there.

RCC slab crack
The slab cracks. The crack branches, reaches the reinforcement, and opens a direct path to the ceiling below.
PU injection grouting to seal the live path, then the terrace system rebuilt over it.

Ceiling below
A stain blooms across the top-floor ceiling. It appears far from the actual entry point, because water travels along the slab before it drops.
Trace the path first. Treating the stain instead of the source is why leaks come back every monsoon.

External facade
Driving rain soaks hollow plaster. Salts crystallise out as efflorescence, plaster delaminates, and paint lifts in sheets.

Column & beam
Water reaches the reinforcement. The steel corrodes, expands, and splits the concrete cover off — spalling. The member is now losing capacity.
Cut back behind the bar, treat the steel, rebuild the section. Carbon wrapping where capacity is genuinely lost.

Wet areas
An unsealed pipe penetration in the sunk slab lets bathroom water into the flat below. Almost never a membrane failure — almost always a penetration.
Sunk slab re-coated, every penetration individually collared, upturns carried 300mm above finished floor.

Podium deck
Planter drainage was omitted. Soil holds water permanently against the membrane, and it leaks into the parking below.

Lift pit
The lowest point in the building fills. Water collects on buffers and rails — a safety and equipment problem, not just a building one.
