External plaster and painting is the building's first line of defence against driving rain. Sound, well-bonded plaster sheds water; hollow or cracked plaster holds it against the structure. When this is the right system — and when it is not
Waterproofing is a selection problem before it is an application problem. Most failures we are called to fix were the wrong system for the substrate, not a bad product.

Almost every failure starts here
Preparation produces nothing visible, costs real money, and is the first thing removed from a cheap quotation. It is also what decides whether the system lasts.
The whole elevation is tapped and mapped for hollowness before any pricing is finalised, because the extent of hollow plaster is the single biggest variable in a facade job. All hollow areas are hacked off to sound substrate. Cracks are cut into a V-groove and filled. Exposed reinforcement is cleaned and treated. Masonry is cleaned of growth, dirt and chalking material, and wetted before re-rendering.

Tap survey and map the whole elevation
Hollow plaster sounds different from bonded plaster. Mapping it before work starts turns a facade job from a guess into a measured scope, and lets the society or client see exactly what they are paying for.
- 02
Hack off all hollow areas
Removed to sound substrate, not feathered around. Painting over hollow plaster is the defining shortcut of Mumbai facade work: it looks finished, hides the water path, and fails within a season.
- 03
Treat exposed reinforcement
Where hacking exposes corroded bars, they are cleaned to bright metal and coated before re-rendering. Rendering over active corrosion buries a problem that keeps expanding.

Key, wet and re-render
Substrate keyed and wetted, then waterproofing-compound-modified cement plaster applied at 12–20 mm in coats.
- 05
Cure the render
Water-cured for 7 days. Render applied to a dry substrate and left uncured debonds and becomes the next generation of hollow plaster.

Treat chajjas and window junctions
Chajja undersides, drip moulds and window surrounds are detailed specifically. These are where driven rain concentrates and where facade repairs most often fail first.

Prime with an alkali-resistant primer
Full coverage on all rendered and masonry surfaces before any topcoat.
- 08
Apply the topcoat and verify thickness
Two coats of exterior-grade elastomeric or acrylic finish, with dry film thickness checked. Elastomeric grades only bridge cracks at their specified thickness.

Why does external plaster & painting fail when it is done badly?

None of these are material defects — they are execution defects, which is why the same product can last for years on one building and fail in a single monsoon on another.
How do I know the work was done properly?
Ask for evidence against these checkpoints: full hollowness tap survey mapped before and after; crack register maintained; dry film thickness on the topcoat; junction and chajja detailing inspected. A contractor who cannot produce them is asking you to take execution quality on trust, on work that will be buried under a finish and impossible to inspect afterwards.
How long does external plaster & painting last?
Coating recoat cycles are product-specific; the plaster beneath should last far longer if correctly bonded. We would rather set that expectation honestly than quote a headline number, because the substrate condition and the standard of application matter more to the outcome than the product's own datasheet figure.
What does external plaster & painting cost in Mumbai?
