Why do buildings in Worli leak more than elsewhere?

Worli records roughly 2,200 mm of rain a year, measured at the IMD Colaba observatory, island city. Combined with sea-facing high-rise towers and 1970s-80s mid-rise in the 15-45 years range, the recurring problems here are chloride-driven rebar corrosion from sea-face exposure and facade spalling on the western elevation. It is less that Worli leaks more, and more that it leaks in a particular and fairly predictable way.

In practice that means a basement here needs a continuous wrapped barrier and water stops at every construction joint, plus working sump and dewatering provision. An internally applied coating on its own is being asked to hold back pressure from the wrong side.
