Chequered Tiles Work in Mumbai
Chequered tile work lays pressed cement tiles with a raised anti-skid pattern over a prepared bed, giving a hard, grippy wearing surface. On terraces and podiums the tiles are a protective and traffic layer over the waterproofing beneath, not a barrier in themselves.
When this is the right system — and when it is not
Waterproofing is a selection problem before it is an application problem. Most failures we are called to fix were the wrong system for the substrate, not a bad product.
When this is the right choice
- Terraces, podiums and walkways needing anti-skid traffic surface
- Protective layer over a completed waterproofing system
When it is not
- As the waterproofing layer
- Where a decorative finish is the priority
The system, layer by layer
Every layer has a job. The ones people cut to save money are usually the ones holding the rest together.
- L01Waterproofed base
Completed and tested.
- L02Bedding mortar20-25 mm
Full bed.
- L03Chequered tiles
Laid to fall, joints filled.
Almost every failure starts here
Preparation produces nothing visible, costs real money, and is the first thing removed from a cheap quotation. It is also what decides whether the system lasts.
The waterproofing beneath must be complete, cured and ponding-tested before covering. The base is cleaned, loose material removed, and brought to saturated surface-dry so the bedding mortar does not dry prematurely.
How we apply chequered tiles work
Step by step, with the specifications each stage is held to.
- 01
Test the barrier before covering it
Tiles are a protective and traffic layer, not waterproofing. Laying them over an untested barrier means any fault below now sits under a bonded hard surface.
- 02
Prepare and wet the base
Cleaned, loose material removed, brought to saturated surface-dry.
- 03
Lay on a full bed
Bedding mortar at 20–25 mm laid as a full bed under every tile. Spot bedding leaves voids; a tile bridging a void rocks and cracks under traffic.
- 04
Maintain the fall
Tiles laid true, holding the fall established beneath. Falls are commonly lost during tiling and then have to be lived with.
- 05
Fill the joints
Joints grouted to full depth with waterproofed cement.
- 06
Cure and tap test
Water-cured for 7 days, then tapped across the area and any hollow tile lifted and re-laid.
What goes into the system
- Tiles
- Pressed cement chequered tiles with a raised anti-skid pattern, suited to wet-weather foot traffic.
- Bedding mortar
- Waterproofed cement mortar laid as a full bed.
- Joint filler
- Waterproofed cement grout, filled to full joint depth.
What goes wrong, and what we check
These are the failure modes we are called in to fix on other people's work. The checkpoints on the right are how we avoid repeating them.
Common failure modes
- Laid over waterproofing that was never ponding-tested, so any fault below now sits under a bonded hard surface
- Spot bedding on mortar dabs, leaving voids that let tiles rock and crack under traffic
- Falls lost during laying, so the surface the tiles protect now ponds
- Joints left open or only partly filled, admitting water straight into the bedding mortar
- Bedding mortar allowed to skin over before the tiles were placed, so the bond never formed
Our QC checkpoints
- Waterproofing beneath ponding-tested and signed off before covering
- Full-bed mortar verified by lifting sample tiles during laying
- Tap survey across the finished area, with hollow tiles lifted and re-laid
- Joints checked for full-depth filling rather than surface pointing
- Falls re-verified with a level after laying, not only before

The right specification changes with the locality — coastal chloride exposure, water table, and the age of the building stock all move the answer.

Chequered Tiles Work — questions we get asked
When is chequered tiles work the wrong choice?
As the waterproofing layer Where a decorative finish is the priority Selecting a system that does not match the substrate, the exposure and the movement it will see is the most expensive mistake in waterproofing, because the failure only shows up after everything above it has been built.
Why does chequered tiles work fail when it is done badly?
In our experience the recurring causes are: laid over waterproofing that was never ponding-tested, so any fault below now sits under a bonded hard surface; spot bedding on mortar dabs, leaving voids that let tiles rock and crack under traffic; falls lost during laying, so the surface the tiles protect now ponds; joints left open or only partly filled, admitting water straight into the bedding mortar; bedding mortar allowed to skin over before the tiles were placed, so the bond never formed. None of these are material defects — they are execution defects, which is why the same product can last for years on one building and fail in a single monsoon on another.
How do I know the work was done properly?
Ask for evidence against these checkpoints: waterproofing beneath ponding-tested and signed off before covering; full-bed mortar verified by lifting sample tiles during laying; tap survey across the finished area, with hollow tiles lifted and re-laid; joints checked for full-depth filling rather than surface pointing; falls re-verified with a level after laying, not only before. A contractor who cannot produce them is asking you to take execution quality on trust, on work that will be buried under a finish and impossible to inspect afterwards.
How long does chequered tiles work last?
Hard-wearing; joints are the maintenance item. We would rather set that expectation honestly than quote a headline number, because the substrate condition and the standard of application matter more to the outcome than the product's own datasheet figure.
What does chequered tiles work cost in Mumbai?
Cost depends on area, substrate condition, access, and how much preparation or structural repair is needed before the system can go on. We do not publish a rate per square foot, because a number quoted without seeing the building is either meaningless or misleading. The site inspection is free and produces an itemised scope you can compare against any other quotation.
Which standards apply to chequered tiles work?
The relevant Indian Standards for this work are IS 3067. These cover the design, preparatory work and material requirements. Where a project specification names a different or additional standard, we work to the specification.
Book the inspection. It costs nothing and it settles the argument.
An engineer visits, finds the actual source, and tells you what the building needs and why. You get a clear scope before any money is discussed.
