Solvent-based treatment applies a solvent-carried sealing product to penetrate porous substrates and seal fine leak paths. The low viscosity is the point — it wicks into capillaries a thicker coating cannot enter, then cures in place.
When this is the right system — and when it is not
Waterproofing is a selection problem before it is an application problem. Most failures we are called to fix were the wrong system for the substrate, not a bad product.

Almost every failure starts here
Preparation produces nothing visible, costs real money, and is the first thing removed from a cheap quotation. It is also what decides whether the system lasts.
The substrate must be dry, clean and open-pored. Any sealer, laitance or previous coating that would block absorption is mechanically removed. Ventilation and permit arrangements are confirmed before material is opened.

Confirm this is the right tool
Penetrating treatments seal fine, diffuse seepage through porous material. A discrete crack under pressure is a grouting job, and applying a penetrant to it will not stop it.

Confirm ventilation and PPE
Established before the work starts, particularly in enclosed spaces, basements and occupied buildings.

Confirm the substrate is dry and absorbent
A damp or sealed substrate will not absorb the treatment, which then sits on the surface and does nothing useful.

Flood-apply to refusal
Applied generously until the substrate stops absorbing, so the low-viscosity carrier wicks into the capillaries a thicker coating could never enter.

Observe absorption and re-apply where needed
Absorption rate is watched across the area — variation indicates differing porosity and some zones will need a second application.

Topcoat where specified

None of these are material defects — they are execution defects, which is why the same product can last for years on one building and fail in a single monsoon on another.
How do I know the work was done properly?
Ask for evidence against these checkpoints: substrate moisture measured before application; existing coatings and sealers confirmed removed so the substrate can absorb; absorption rate observed across the area, with low-absorption zones re-treated; forced ventilation and respiratory ppe confirmed, particularly in basements and confined spaces; coverage rate recorded against the specified litres per square metre. A contractor who cannot produce them is asking you to take execution quality on trust, on work that will be buried under a finish and impossible to inspect afterwards.
How long does solvent based treatment last?
Exposure-specific. We would rather set that expectation honestly than quote a headline number, because the substrate condition and the standard of application matter more to the outcome than the product's own datasheet figure.
What does solvent based treatment cost in Mumbai?
Cost depends on area, substrate condition, access, and how much preparation or structural repair is needed before the system can go on. We do not publish a rate per square foot, because a number quoted without seeing the building is either meaningless or misleading.
