Chemical Coating in Mumbai

Chemical coating is the application of a liquid chemical-based protective barrier to concrete or masonry, forming a continuous film that resists water penetration and chemical attack. Product selection is driven by the exposure it must survive rather than by appearance.

When this is the right system — and when it is not

Waterproofing is a selection problem before it is an application problem. Most failures we are called to fix were the wrong system for the substrate, not a bad product.

SURFACE PREPARATION

Almost every failure starts here

Preparation produces nothing visible, costs real money, and is the first thing removed from a cheap quotation. It is also what decides whether the system lasts.

The substrate is mechanically prepared to remove laitance, oil and previous coatings, and opened to a profile suitable for the coating specified. Moisture content is measured against the manufacturer's limit. Cracks and honeycombing are repaired, and internal angles filleted.

METHOD

How we apply chemical coating

Step by step, with the specifications each stage is held to.

  1. 01

    Establish the actual exposure

    The chemical, its concentration and its service temperature determine the coating. A generic 'chemical resistant' specification without those three figures is not a specification.

  2. 02

    Prepare mechanically and measure moisture

    Grind or blast to an open profile, then measure substrate moisture rather than assuming it.

  3. 03

    Prime

    System-compatible primer applied to the stated coverage rate.

  4. 04

    Apply to the specified dry film thickness

    Applied in the number of coats needed to reach the specified DFT of 0.5–2.0 mm, with wet film readings taken during application.

  5. 05

    Verify

    Dry film thickness gauged on a grid and adhesion pull-off tested. On containment duties, holiday or spark testing is carried out to locate pinholes.

Common failure modes

  • Resin chemistry specified against a generic 'chemical resistant' brief rather than the actual chemical, concentration and service temperature
  • Dry film thickness built below specification, so the coating is porous to the very chemical it was chosen to resist
  • Applied over a substrate whose moisture was assumed rather than measured, causing osmotic blistering
  • Primer omitted or mismatched, so the coating adheres to laitance rather than to sound concrete
  • Returned to chemical service before full cure, which permanently softens the film

When is chemical coating the wrong choice?

Substrate is damp or contaminated and cannot be properly prepared Selecting a system that does not match the substrate, the exposure and the movement it will see is the most expensive mistake in waterproofing, because the failure only shows up after everything above it has been built.

Why does chemical coating fail when it is done badly?

In our experience the recurring causes are: resin chemistry specified against a generic 'chemical resistant' brief rather than the actual chemical, concentration and service temperature; dry film thickness built below specification, so the coating is porous to the very chemical it was chosen to resist; applied over a substrate whose moisture was assumed rather than measured, causing osmotic blistering; primer omitted or mismatched, so the coating adheres to laitance rather than to sound concrete; returned to chemical service before full cure, which permanently softens the film. None of these are material defects — they are execution defects, which is why the same product can last for years on one building and fail in a single monsoon on another.

How do I know the work was done properly?

Ask for evidence against these checkpoints: datasheet of the stored chemical obtained and recorded before specification; substrate moisture measured with a meter, not judged by appearance; wet film readings during application and dry film thickness gauged on a grid afterwards; adhesion pull-off testing to confirm the primer bond; holiday or spark testing across containment areas to locate pinholes. A contractor who cannot produce them is asking you to take execution quality on trust, on work that will be buried under a finish and impossible to inspect afterwards.

How long does chemical coating last?

Product- and exposure-specific. We would rather set that expectation honestly than quote a headline number, because the substrate condition and the standard of application matter more to the outcome than the product's own datasheet figure.

What does chemical coating cost in Mumbai?

Cost depends on area, substrate condition, access, and how much preparation or structural repair is needed before the system can go on. We do not publish a rate per square foot, because a number quoted without seeing the building is either meaningless or misleading. The site inspection is free and produces an itemised scope you can compare against any other quotation.

Which standards apply to chemical coating?

The relevant Indian Standards for this work are IS 3067. These cover the design, preparatory work and material requirements. Where a project specification names a different or additional standard, we work to the specification.
