External Painting in Mumbai
External painting is the final protective and decorative layer on a building envelope. Done properly it follows plaster repair and crack treatment and uses an alkali-resistant primer with an exterior-grade topcoat; done as a cover-up over hollow plaster it fails within a season and hides the actual problem.
When this is the right system — and when it is not
Waterproofing is a selection problem before it is an application problem. Most failures we are called to fix were the wrong system for the substrate, not a bad product.

Almost every failure starts here
Preparation produces nothing visible, costs real money, and is the first thing removed from a cheap quotation. It is also what decides whether the system lasts.
Plaster repair and crack treatment must be complete and cured first. The surface is cleaned of dirt, chalking, biological growth and any loose or flaking material. Repairs are allowed to dry. An alkali-resistant primer is applied, without which fresh render's alkalinity will attack the coating and cause early failure.
How we apply external painting
Step by step, with the specifications each stage is held to.

Confirm the substrate is sound and dry
Painting is the last step, not a substitute for the earlier ones. A hollowness survey is signed off and repairs cured before a brush is opened.

Clean back to a sound surface
Dirt, algae, chalking and flaking material removed, since paint bonds to whatever is on the surface.
- 03
Prime with an alkali-resistant primer
Applied to full coverage on all rendered and masonry surfaces.
- 04
Apply two topcoats
Two coats minimum to 0.15–0.4 mm dry film thickness, with the recoat interval respected between them.
- 05
Check the film thickness
Dry film thickness verified rather than assumed. A single thinned coat spread to cover more area is the most common way a facade paint job fails early.

When is external painting the wrong choice?

Why does external painting fail when it is done badly?
In our experience the recurring causes are: painting over hollow plaster or damp; primer skipped on an alkaline substrate; single thin topcoat. None of these are material defects — they are execution defects, which is why the same product can last for years on one building and fail in a single monsoon on another.
How do I know the work was done properly?
Ask for evidence against these checkpoints: hollowness survey signed off before painting; primer coverage; dft per coat. A contractor who cannot produce them is asking you to take execution quality on trust, on work that will be buried under a finish and impossible to inspect afterwards.
How long does external painting last?
Product-specific recoat cycle; substrate condition dominates. We would rather set that expectation honestly than quote a headline number, because the substrate condition and the standard of application matter more to the outcome than the product's own datasheet figure.
What does external painting cost in Mumbai?
Cost depends on area, substrate condition, access, and how much preparation or structural repair is needed before the system can go on. We do not publish a rate per square foot, because a number quoted without seeing the building is either meaningless or misleading. The site inspection is free and produces an itemised scope you can compare against any other quotation.
Which standards apply to external painting?
The relevant Indian Standards for this work are IS 2645. These cover the design, preparatory work and material requirements. Where a project specification names a different or additional standard, we work to the specification.
