Bathroom Waterproofing in Mumbai

Bathroom waterproofing seals the sunk slab and wet-area walls so water from daily use cannot reach the flat below. It is applied to the sunken portion before filling, carried up the walls as a skirting, and dressed carefully around every pipe penetration. Most bathroom leaks are not membrane failures — they are unsealed penetrations and inadequate upturns.

SELECTION

When this is the right system — and when it is not

Waterproofing is a selection problem before it is an application problem. Most failures we are called to fix were the wrong system for the substrate, not a bad product.

When this is the right choice

  • Damp patch or dripping on the ceiling of the flat below a bathroom
  • Bathroom renovation with the sunk slab opened up
  • New construction wet areas
  • Efflorescence on the wall shared with a bathroom

When it is not

  • The source is a leaking supply or drain pipe — plumbing repair comes first, waterproofing second
  • Only the tiles are being replaced with the sunk fill left undisturbed — the barrier below cannot be reached

The system, layer by layer

Every layer has a job. The ones people cut to save money are usually the ones holding the rest together.

SURFACE PREPARATION

Almost every failure starts here

Preparation produces nothing visible, costs real money, and is the first thing removed from a cheap quotation. It is also what decides whether the system lasts.

The sunk slab is cleared of debris and old fill, washed, and allowed to dry. Laitance is removed. Cracks are cut and filled with polymer-modified mortar. Every pipe penetration is exposed, cleaned around, and the annular gap made good with non-shrink grout before any coating is applied. A cement fillet is formed at every wall-to-floor junction so the coating turns the corner on a curve rather than a sharp internal angle, where it would otherwise thin and split.

METHOD

How we apply bathroom waterproofing

Step by step, with the specifications each stage is held to.

  1. 01

    Confirm the source before opening up

    A ceiling stain below a bathroom is not automatically a waterproofing failure. Supply and drain lines are pressure-checked first, because replacing a barrier that was never the problem simply moves the cost around.

  2. 02

    Expose and prepare the sunk

    Existing fill is removed to the structural slab. The slab is cleaned, cracks treated, and junctions filleted.

  3. 03

    Collar every penetration

    Each soil pipe, waste and floor trap receives an individual sealing collar bonded to both the pipe and the slab. Penetrations, not membranes, are the leading cause of wet-area leaks — grouting around a pipe with plain mortar is not a seal.

  4. 04

    Apply the coating

    Two coats of polymer-modified cementitious or polyurethane coating are applied cross-directionally to a combined 1.5–2.0 mm, the second at right angles to the first so pinholes in one coat are covered by the other.

  5. 05

    Carry the upturn

    The coating is carried up the walls a minimum of 300 mm above finished floor level, and full height within shower enclosures. An upturn stopped at skirting height is below the splash line and defeats the purpose.

  6. 06

    Pond test

    The sunk is plugged, filled with water and held for 24–48 hours with the ceiling below under observation. Every penetration is photographed before it is buried, because none of it can be inspected once the fill goes in.

  7. 07

    Fill, screed and finish

    Lightweight fill is placed and screeded to fall toward the floor trap, so any water that does get past the tiling is drained rather than held against the barrier. Tiling follows with waterproof grout and sealed junctions.

What goes into the system

Coating
Two-component polymer-modified cementitious slurry, or a polyurethane liquid membrane where more movement accommodation is needed.
Penetration collars
Proprietary pipe collars or reinforcing fabric bedded into the coating around each pipe.
Reinforcement
Alkali-resistant fabric tape bedded into the first coat at all wall-to-floor junctions and corners.
Fill
Lightweight fill screeded to fall, avoiding the dead load of a full sand-and-rubble fill on the slab.

None of these are material defects — they are execution defects, which is why the same product can last for years on one building and fail in a single monsoon on another.

How do I know the work was done properly?

Ask for evidence against these checkpoints: 24-48h pond test on the sunk slab before filling; every penetration photographed before it is buried; upturn height measured against finished floor level. A contractor who cannot produce them is asking you to take execution quality on trust, on work that will be buried under a finish and impossible to inspect afterwards.

How long does bathroom waterproofing last?

A correctly executed wet-area barrier should last the life of the tiling above it, since it is inaccessible without demolition. We would rather set that expectation honestly than quote a headline number, because the substrate condition and the standard of application matter more to the outcome than the product's own datasheet figure.

What does bathroom waterproofing cost in Mumbai?

Cost depends on area, substrate condition, access, and how much preparation or structural repair is needed before the system can go on. We do not publish a rate per square foot, because a number quoted without seeing the building is either meaningless or misleading.
