APP Membrane Waterproofing in Mumbai

APP membrane is an atactic-polypropylene-modified bitumen sheet, torch-applied to a primed substrate with lapped and sealed joints. The APP modifier gives it a high softening point and good UV and heat resistance, which suits exposed Indian terraces. It is supplied in rolls, typically 3mm or 4mm thick, in plain or mineral-finished grades.

SELECTION

When this is the right system — and when it is not

Waterproofing is a selection problem before it is an application problem. Most failures we are called to fix were the wrong system for the substrate, not a bad product.

When this is the right choice

  • Exposed terraces and roofs in high heat and strong sun
  • Where a fast, low-dead-load alternative to coba is needed
  • Podiums and slabs receiving a protective screed above

When it is not

  • Very low-temperature or highly dynamic joints, where SBS flexibility is better suited
  • Substrates too damp to prime and torch safely
  • Confined or fire-sensitive areas where an open torch flame is unacceptable

The system, layer by layer

Every layer has a job. The ones people cut to save money are usually the ones holding the rest together.

SURFACE PREPARATION

Almost every failure starts here

Preparation produces nothing visible, costs real money, and is the first thing removed from a cheap quotation. It is also what decides whether the system lasts.

The substrate must be sound, clean and dry — surface moisture below roughly 5% by most manufacturers' requirements. Laitance and curing compound are mechanically removed. Cracks are cut into a V-groove and filled. All internal angles receive a cement fillet so the membrane turns the corner on a curve rather than bridging a sharp angle where it would be unsupported. The prepared surface is primed and the primer allowed to tack off fully before torching begins.

METHOD

How we apply app membrane waterproofing

Step by step, with the specifications each stage is held to.

  1. 01

    Confirm the substrate is dry and falls are correct

    APP is torch-applied to a dry substrate. Trapped moisture beneath a sealed membrane turns to vapour in Mumbai heat and lifts it into blisters. Falls are corrected before the membrane, not after.

  2. 02

    Prime

    Bitumen primer applied at the stated coverage rate across the full area including upturns, then allowed to tack off. Torching onto an unprimed or still-wet primed surface is a direct cause of debonding.

  3. 03

    Set out the rolls

    Rolls are laid out dry and aligned before torching, starting from the low point so laps shed water rather than face into it. Side laps at 100 mm and end laps at 150 mm, with end laps staggered between adjacent rolls.

  4. 04

    Torch and bond

    The membrane is unrolled under flame with even heat, bonding the full width rather than spot-bonding. A small bead of molten bitumen — roughly 5–10 mm — should be visible bleeding from every seam. That bead is the visual confirmation the lap has actually fused.

  5. 05

    Upturns and terminations

    Carried a minimum of 150 mm above finished level at parapets and mechanically terminated at the top with a batten or sealed termination bar, not simply feathered out and left.

  6. 06

    Dress the outlets

    Each rainwater outlet receives an additional collar piece taken down into the pipe, bonded to the main sheet.

  7. 07

    Probe the seams

    Once cooled, every seam is probed with a blunt tool. Any seam that opens is re-torched and re-probed. Under-torched laps are the single most common APP failure and they are entirely findable at this stage.

  8. 08

    Flood test, then protect

    48–72 hour flood test, then a protective screed or a mineral-finished grade if the membrane will remain exposed. Plain APP left exposed to direct UV degrades far faster than a protected or mineral-surfaced sheet.

None of these are material defects — they are execution defects, which is why the same product can last for years on one building and fail in a single monsoon on another.

How do I know the work was done properly?

Ask for evidence against these checkpoints: lap widths measured, bitumen bleed visible along every seam; probe test on cooled seams; ponding test before screed; primer coverage verified before torching. A contractor who cannot produce them is asking you to take execution quality on trust, on work that will be buried under a finish and impossible to inspect afterwards.

How long does app membrane waterproofing last?

Design life is manufacturer- and grade-specific; UV exposure without a protective finish is the main life-shortening factor. We would rather set that expectation honestly than quote a headline number, because the substrate condition and the standard of application matter more to the outcome than the product's own datasheet figure.

What does app membrane waterproofing cost in Mumbai?

Cost depends on area, substrate condition, access, and how much preparation or structural repair is needed before the system can go on. We do not publish a rate per square foot, because a number quoted without seeing the building is either meaningless or misleading.
