Podium Waterproofing for Mumbai Developments
A podium is the hardest deck in a Mumbai development: it carries landscaping, vehicles and sometimes a clubhouse, all sitting directly above occupied parking or retail. Any failure appears below as a leak, and by then the barrier is buried under soil, paving and services.
A developer, contractor, PMC or society dealing with a podium deck, either at construction stage or after it has started leaking.
What actually makes this difficult
The technical work overlaps with every other kind of building. The constraints are what differ, and they are what a contractor either understands or does not.
- Buried and unrepairable
- Once landscaped, the membrane cannot be reached without destroying everything above it.
- Occupied space below
- Every failure is immediately visible to whoever uses the parking or retail beneath.
- Heavy, mixed loading
- Planter soil, vehicles and pedestrian traffic all on one deck.
- Dense detailing
- Columns, drains, planters, movement joints and services all penetrate the barrier.
How we work on these projects
- Correct the falls before anything else — no membrane survives permanent ponding under a planter.
- Flood test the entire deck before any protection or build-up is laid.
- Photograph every penetration and every movement joint before it is covered.
- Protection board down the same day the membrane is signed off, so follow-on trades cannot damage it.
- Drainage cell and filter layer under every planter, without exception.
Systems this kind of project usually needs
- Podium Waterproofing
Podium waterproofing protects a landscaped or trafficked deck sitting above occupied space — typically parking, a clubhouse or retail. It is demanding because the barrier must survive planter soil, vehicle loads and heavy detailing around drains and columns, while any failure shows up as a leak into the space below, where it is expensive to trace..
- Polyurea Waterproofing
Polyurea is a spray-applied, fast-setting elastomeric coating that gels within seconds and forms a seamless, high-elongation, highly abrasion-resistant membrane. Because it has no joints and builds thickness in a single pass, it suits complex geometry and structures that must return to service quickly — tanks, podiums, parking decks and pools..
- Expansion Joint Treatment
Expansion joint treatment seals the deliberate gaps that let a structure move, using systems that accommodate that movement rather than resist it. Because the joint is designed to open and close, only a flexible sealing system with the right movement capability will survive — rigid filling of an expansion joint always fails..
- APP Membrane Waterproofing
APP membrane is an atactic-polypropylene-modified bitumen sheet, torch-applied to a primed substrate with lapped and sealed joints. The APP modifier gives it a high softening point and good UV and heat resistance, which suits exposed Indian terraces.
- Injection Grouting
Injection grouting forces a cementitious or epoxy grout under pressure into cracks, voids and honeycombed concrete to restore continuity and block water paths. Cementitious grouts fill larger voids economically; epoxy grouts bond structurally and are used where the repair must carry load across the crack..
- Box Type Waterproofing
Box type waterproofing wraps a below-grade structure in a fully continuous barrier — under the raft, up every retaining wall, and sealed at the top — so the structure sits inside an unbroken tank. It is the correct answer where groundwater exerts permanent hydrostatic pressure, because there is no joint or edge for water to find..
Podiums — questions we get asked
Our podium leaks into the parking below. Can it be fixed without removing the landscaping?
Sometimes, by injection grouting to seal the specific paths, which is worth attempting first. But where the deck build-up itself has failed — no falls, no planter drainage, damaged membrane — localised injection buys time rather than solving it, and we will tell you which situation you are in.
Why do planters cause so many podium failures?
Because drainage is omitted or blocked. Soil then holds water permanently against the membrane instead of letting it reach a drain. Very few barrier systems are designed for permanent immersion under saturated soil.
When should the deck be flood tested?
After the membrane is complete and before any protection, screed or landscaping goes down. Testing later means the build-up has to come off to find the fault.
How do movement joints get handled?
They must be carried continuously through every layer of the build-up with a system rated for the design movement. Bridging a movement joint rigidly, or simply running the membrane over it, guarantees a tear at that line.
