Can work be done outside business hours?

Yes, that is the normal arrangement. Work runs evenings and weekends with the area cleared and handed back before the next working day.

Water is coming through above our server room. What should we do first?

Isolate power to the affected zone and contain the water away from equipment before anything else. Then call — this is treated as an emergency, because the equipment loss usually exceeds the building repair many times over.

Is this the landlord's responsibility or ours?

Typically the building envelope — terrace, external walls, shafts — sits with the landlord, and the fit-out with the tenant. A written survey identifying the actual source is what settles it, and we provide that either way.

Will there be a smell in the office afterwards?

In occupied floors we use low-odour, water-based systems wherever performance allows, and confine solvent-based products to isolated areas with proper ventilation and a clearance period.
