Society Building Repair Cost in Mumbai
A society repair contract is usually a bundle: terrace, facade plaster and painting, structural repair, tanks and wet areas. Because the structural element cannot be firmly priced before opening up, the honest structure is firm rates with provisional quantities, not a single lump sum.
To be confirmed
We have chosen not to publish a figure we cannot stand behind for your specific building. What follows is more useful anyway: what actually moves the number, and how to compare two quotations honestly.
What actually moves the number
In rough order of how much they typically matter.
- Structural repair extent
- Provisional until concrete is opened. This is the line that most often moves during a society contract.
- Scaffolding duration
- Charged by time as well as area, so programme length directly affects cost.
- Number of wings and phasing
- Phasing to keep the building habitable extends the programme.
- Terrace system chosen
- The committee's choice between coba and membrane changes both cost and dead load.
- Tank and wet-area scope
- Often added once the main contract is under way.
What a quotation should and should not include
Normally included
- Building-wide survey with hollowness mapping
- Itemised rate-wise scope by area
- Terrace, facade, structural and tank works as quoted
- Stage-wise photographic records
- Testing before covering
Normally excluded
- Structural repair beyond the provisional quantity
- Scaffolding unless stated
- Municipal permissions and society notices
- Individual flat interiors
Warning signs in a cheap quotation
None of these prove bad faith. All of them mean the two quotations in front of you are not for the same work.
- A firm lump sum for structural repair with no diagnostic testing
- No hollowness survey behind the plaster quantity
- No rate-wise breakdown for the general body
- Provisional items presented as fixed
- A programme that leaves no curing time before June
What building restoration involves
Building restoration is the structural rehabilitation of an ageing or distressed building — diagnosing why the concrete is failing, repairing it properly, and protecting it so it does not fail again. It covers RCC repair to columns, beams and slabs, rebar treatment, carbon-fibre strengthening where sections have lost capacity, facade renewal and full waterproofing. It is the discipline Atlanta applied at the Kamani Tubes Guest House in Ballard Estate, where heritage fabric had to be respected while modern engineering was introduced.

Cost — questions we get asked
Why will you not publish a rate for this?
Because a rate quoted without seeing the building is either meaningless or misleading. The condition of the existing structure changes the number more than anything else, and it cannot be assessed over the phone. We publish what drives the cost instead, so you can interrogate any quotation — including ours.
What makes two quotations for the same job differ so much?
Almost always the invisible work. Provisional until concrete is opened. This is the line that most often moves during a society contract. Beyond that, the items most often trimmed are preparation, curing time and testing — none of which are visible at handover and all of which decide whether the system lasts.
What should I check before accepting a quotation?
That it states thickness, curing period, junction and penetration detailing, and what testing is carried out before anything is covered. A quotation that omits all four is not comparable to one that states them, whatever the headline rate says.
Is the site inspection chargeable?
No. The inspection and the itemised scope that follows are free and carry no obligation. You are free to take that scope to any contractor.
Get an itemised quotation you can actually compare
An engineer visits, establishes the real condition, and gives you a rate-wise scope. A housing society committee can put it line by line to a general body meeting.
