COST / MUMBAI

SBS Membrane Waterproofing Cost in Mumbai

SBS membrane generally sits above APP on price because the SBS modifier gives better elasticity and low-temperature flexibility. That premium is worth paying where the substrate moves and is largely wasted where it does not — which is a specification question, not a budget one.

Our published rate

To be confirmed

We have chosen not to publish a figure we cannot stand behind for your specific building. What follows is more useful anyway: what actually moves the number, and how to compare two quotations honestly.

COST DRIVERS

What actually moves the number

In rough order of how much they typically matter.

Torch versus self-adhesive grade
Self-adhesive grades cost more per roll but are the only option where an open flame is unacceptable.
Membrane thickness
3 mm and 4 mm are different products.
Movement detailing
Additional reinforcing plies at joints and upturns are where SBS earns its cost.
Substrate preparation
Self-adhesive grades demand a genuinely dust-free surface, which is more preparation, not less.
SCOPE

What a quotation should and should not include

Normally included

  • Preparation and priming
  • Membrane application with sealed laps
  • Additional detail plies at movement joints
  • Upturns and terminations
  • Seam probing and flood test

Normally excluded

  • Protection layer
  • Structural repair
  • Fall-forming screed
RED FLAGS

Warning signs in a cheap quotation

None of these prove bad faith. All of them mean the two quotations in front of you are not for the same work.

  • SBS specified where movement is negligible and APP would perform identically for less
  • Self-adhesive grade quoted without additional preparation for dust removal
  • No rolling of self-adhesive laps mentioned in the method
THE WORK ITSELF

What sbs membrane waterproofing involves

SBS membrane is a styrene-butadiene-styrene-modified bitumen sheet. The SBS modifier makes it elastomeric, so it stays flexible and recovers after movement better than APP. That makes it the stronger choice where the substrate moves — expansion joints, dynamic details, and structures with thermal cycling — and it is available in torch-applied and self-adhesive grades.

QUESTIONS

Cost — questions we get asked

Why will you not publish a rate for this?

Because a rate quoted without seeing the building is either meaningless or misleading. The condition of the existing structure changes the number more than anything else, and it cannot be assessed over the phone. We publish what drives the cost instead, so you can interrogate any quotation — including ours.

What makes two quotations for the same job differ so much?

Almost always the invisible work. Self-adhesive grades cost more per roll but are the only option where an open flame is unacceptable. Beyond that, the items most often trimmed are preparation, curing time and testing — none of which are visible at handover and all of which decide whether the system lasts.

What should I check before accepting a quotation?

That it states thickness, curing period, junction and penetration detailing, and what testing is carried out before anything is covered. A quotation that omits all four is not comparable to one that states them, whatever the headline rate says.

Is the site inspection chargeable?

No. The inspection and the itemised scope that follows are free and carry no obligation. You are free to take that scope to any contractor.

An engineer visits, establishes the real condition, and gives you a rate-wise scope. A housing society committee can put it line by line to a general body meeting.
