- Plumbing condition
- Old concealed pipework found during opening is frequently worth replacing while the floor is up, and that is a separate scope.
- Tiling specification
- Reinstatement finish is chosen by the client and can dominate the total.
- Occupied building constraints
- Working around residents, protecting access routes and daily clearance all add time.
