Water table and pressure
A permanent hydrostatic head demands a continuous wrapped system; a seasonal one may be partly handled by drainage relief.
Dewatering
Keeping a basement dry through the works is a running cost for the whole programme, not a one-off.
Injection extent
The number of active leak paths is only established once the space is dry and mapped, so this element is provisional at quotation.
Access and headroom
Low-headroom basements slow every operation and limit the equipment that can be used.
Sump and pump provision
Where none exists and the table is permanently high, this has to be added for the system to work at all.

Basement waterproofing protects a below-grade structure against groundwater under hydrostatic pressure. Because the water pushes inward continuously, the reliable approach is a box-type system — a continuous barrier wrapping raft and retaining walls — applied pre-construction where possible. For existing basements already leaking, treatment is remedial: PU or cementitious injection grouting plus a negative-side system.

Why will you not publish a rate for this?

Because a rate quoted without seeing the building is either meaningless or misleading. The condition of the existing structure changes the number more than anything else, and it cannot be assessed over the phone. We publish what drives the cost instead, so you can interrogate any quotation — including ours.

What makes two quotations for the same job differ so much?

Almost always the invisible work. A pre-applied system installed before the pour costs a fraction of retrofitting protection to a structure already built and backfilled. Beyond that, the items most often trimmed are preparation, curing time and testing — none of which are visible at handover and all of which decide whether the system lasts.

What should I check before accepting a quotation?

That it states thickness, curing period, junction and penetration detailing, and what testing is carried out before anything is covered. A quotation that omits all four is not comparable to one that states them, whatever the headline rate says.

Is the site inspection chargeable?
