Terrace waterproofing in Mumbai is priced per square foot, but the rate alone tells you very little. What moves the number is the condition of the existing slab, whether falls have to be rebuilt, how much old material must be removed, and which system the building can actually carry. Two quotations for the same terrace can differ by a factor of three and both be honest.

What actually moves the number

In rough order of how much they typically matter.

Existing system removal
Stripping failed coba to the structural slab is heavy, slow work and generates debris that has to leave a building with one lift. On some terraces this is the largest single line.
Fall correction
If the slab has no fall, a screed has to be laid to create one before any barrier goes down. This is often omitted from cheap quotes and is the reason those jobs fail.
System selected
Brick bat coba, torch-on membrane and liquid-applied polyurea occupy very different price points and carry very different dead loads.
Structural repair found
Cracks, honeycombing and exposed reinforcement have to be treated before covering. This cannot be fully priced until the old surface is off.
Access and material handling
A building with a service lift and open terrace access is materially cheaper to work on than one where every bag goes up a staircase.
Protective finish
China mosaic, Shahabad, chequered tile and plain screed differ in both material and labour.

RED FLAGS

Warning signs in a cheap quotation

None of these prove bad faith. All of them mean the two quotations in front of you are not for the same work.

  • A rate quoted over the phone without a site visit
  • No mention of falls, curing period or upturn heights anywhere in the scope
  • No flood test before the finish is laid
  • A single lump sum with no rate-wise breakdown a committee can interrogate
  • A curing period of under a week quoted for brick bat coba

What terrace waterproofing involves

Terrace waterproofing is the application of a continuous water barrier across a roof slab, laid to a fall so rainwater drains rather than ponds. In Mumbai the usual choices are brick bat coba with china mosaic, an APP or SBS torch-on membrane, or a liquid-applied polyurethane or polyurea coating. System choice depends on slab condition, foot traffic and whether the slab already holds water.

Why will you not publish a rate for this?

Because a rate quoted without seeing the building is either meaningless or misleading. The condition of the existing structure changes the number more than anything else, and it cannot be assessed over the phone. We publish what drives the cost instead, so you can interrogate any quotation — including ours.

What makes two quotations for the same job differ so much?

Almost always the invisible work. Stripping failed coba to the structural slab is heavy, slow work and generates debris that has to leave a building with one lift. On some terraces this is the largest single line. Beyond that, the items most often trimmed are preparation, curing time and testing — none of which are visible at handover and all of which decide whether the system lasts.

What should I check before accepting a quotation?

That it states thickness, curing period, junction and penetration detailing, and what testing is carried out before anything is covered. A quotation that omits all four is not comparable to one that states them, whatever the headline rate says.

Is the site inspection chargeable?

No. The inspection and the itemised scope that follows are free and carry no obligation. You are free to take that scope to any contractor.
