Waterproofing for Schools, Colleges & Institutions

Institutional waterproofing is scheduled around an academic calendar. Large roof areas, ageing structures, assembly halls, hostels and laboratories all need attention, and the practical window is the vacation. Planning matters more than speed.

An administrator, estate manager or trustee responsible for a school, college, hostel or institutional campus.

CONSTRAINTS

What actually makes this difficult

The technical work overlaps with every other kind of building. The constraints are what differ, and they are what a contractor either understands or does not.

Vacation windows
Substantial work realistically happens only when students are away.
Safety of minors
Where students are present, site separation is absolute.
Trust or grant funding
Scope and quotation often need to satisfy a trustee board or a grant condition.
Ageing building stock
Many campuses have decades-old RCC needing structural repair alongside waterproofing.
METHOD

How we work on these projects

  • Plan the scope well ahead so it fits the vacation window rather than overrunning into term.
  • Complete physical separation from any area students can reach.
  • Itemised scope suitable for a trustee board or grant submission.
  • Structural survey first on older campuses — waterproofing over spalling concrete is wasted money.

QUESTIONS

Schools, Colleges & Institutions — questions we get asked

Can a full terrace be completed in one vacation?

Usually, if it is planned in advance and mobilisation is ready on day one. Brick bat coba needs extended curing, so the schedule has to account for that rather than assume it can be compressed.

Can work continue during term time?

Limited work in areas that can be fully separated from student access. Anything generating dust, noise or overhead risk is confined to vacations.

Our building is over forty years old. Where do we start?

With a structural survey. Older institutional RCC often has carbonation and cover loss, and waterproofing applied over corroding reinforcement hides a problem that will keep progressing.
