Bentonite Waterproofing in Mumbai

Bentonite waterproofing uses panels or geotextile-encased sodium bentonite clay that swells on contact with water to form a dense, self-sealing gel against the structure. Its useful property is that it re-seals itself around minor punctures and settlement movement, which makes it forgiving in below-grade conditions where nothing can be inspected later.

When this is the right system — and when it is not

Waterproofing is a selection problem before it is an application problem. Most failures we are called to fix were the wrong system for the substrate, not a bad product.

When this is the right choice

  • Pre-applied below-grade waterproofing to rafts and retaining walls
  • Sites with settlement expected, where self-sealing is worth paying for
  • Blind-side application against shoring where there is no working space

When it is not

  • Where the clay can be permanently confined by nothing — bentonite needs confinement pressure to seal
  • Exposed applications, or contact with saline or chemically aggressive groundwater that inhibits swelling

Every layer has a job. The ones people cut to save money are usually the ones holding the rest together.

SURFACE PREPARATION

Almost every failure starts here

Preparation produces nothing visible, costs real money, and is the first thing removed from a cheap quotation. It is also what decides whether the system lasts.

The blinding or shoring face is cleared of debris, standing water and loose material. Protruding elements are cut back. Critically, the working area is kept dry and the panels are kept covered and dry until the moment they are installed and confined.

METHOD

How we apply bentonite waterproofing

Step by step, with the specifications each stage is held to.

  1. 01

    Confirm the groundwater is suitable

    Sodium bentonite swells in fresh water. Brackish or saline groundwater inhibits that swelling, and much of coastal Mumbai and the MMR has exactly that condition. Salinity is checked against the product's stated limits before the system is specified.

  2. 02

    Keep the panels dry until installed

    Bentonite hydrated by rain before the pour swells early, loses its sealing capacity and cannot recover. Panels are stored covered and installed under cover where possible.

  3. 03

    Fix with the specified overlaps

    Panels or geocomposite laid with the stated overlap and mechanically fixed so they cannot displace during concreting.

  4. 04

    Detail penetrations with granular bentonite

    Every service entry receives granular bentonite or a waterstop detail. These are the points a panel system cannot cover on its own.

  5. 05

    Cast against the barrier promptly

    Concrete is placed against the system to provide the confinement it needs. Bentonite seals by swelling against restraint — without confinement it simply extrudes rather than sealing.

Why does bentonite waterproofing fail when it is done badly?

In our experience the recurring causes are: hydrated prematurely by rain before the pour, swelling and losing sealing capacity; insufficient confinement so the gel extrudes rather than seals; used in brackish groundwater without confirming the grade is suitable. None of these are material defects — they are execution defects, which is why the same product can last for years on one building and fail in a single monsoon on another.

How do I know the work was done properly?

Ask for evidence against these checkpoints: panels kept dry and covered until the pour; overlap widths measured; groundwater salinity checked against the product's stated limits. A contractor who cannot produce them is asking you to take execution quality on trust, on work that will be buried under a finish and impossible to inspect afterwards.

How long does bentonite waterproofing last?

Provided it stays confined and hydrated, the clay does not degrade. Saline groundwater is the significant caveat. We would rather set that expectation honestly than quote a headline number, because the substrate condition and the standard of application matter more to the outcome than the product's own datasheet figure.

What does bentonite waterproofing cost in Mumbai?

Cost depends on area, substrate condition, access, and how much preparation or structural repair is needed before the system can go on. We do not publish a rate per square foot, because a number quoted without seeing the building is either meaningless or misleading. The site inspection is free and produces an itemised scope you can compare against any other quotation.

Which standards apply to bentonite waterproofing?

The relevant Indian Standards for this work are IS 3067. These cover the design, preparatory work and material requirements. Where a project specification names a different or additional standard, we work to the specification.
